Recently, I had two calls with people who are struggling to get their real estate offers accepted.
They want to start investing, they’re making offers, but they keep facing rejection. This is a common problem I see with prospective clients.
So, here’s a hack I’ve used since day one to make your offer stand out: be a better buyer.
You’d be surprised how often sellers and realtors scrutinize who the buyer is.
In today’s market, with high interest rates and financing falling through, people are looking for experienced buyers.
The best way to appear experienced on paper?
Be a business, not just an individual.
Think about it: if you’re selling your house and want a smooth transaction, who are you more likely to trust?
“Whatever Properties LLC” or “Joe Schmo”?
Just like you trust a coffee shop more than someone selling coffee out of their garage, sellers trust businesses more.
Here’s how you can do this, no matter how early you are in your investing journey:
1. Form an LLC: This is your first step. It’s simple and not too expensive—typically between $100 to $200 depending on your state.
2. Create a Brand: Get a logo, decide on a color scheme, and set up social media pages.
3. Build a Website: This is crucial. When sellers do their research, they’ll Google the name on the contract. A clean, professional website that explains what you do can make a huge difference. Even if you’ve never bought a house before, your website can project the image of a serious, reliable buyer.
Even if you plan to buy real estate consistently in the future, having this setup from the start is a smart move.
It’s inexpensive and can significantly increase your chances of getting your first offer accepted.
Platforms like Wix and Squarespace offer affordable options to get a simple website up and running.
So, if you’re looking to get your first offer accepted, remember: presenting yourself as a business, even on your first deal, can give you a HUGE advantage.
